Booking Conditions

Thank you for your interest in staying at our guesthouse.
Please read the following booking and stay conditions carefully:

1. Reservation & Confirmation

  • A reservation is confirmed once we have received your written booking request, accepted it, and sent you a confirmation email.
  • The confirmation email will state the total booking price and the required 50% deposit.
  • The deposit must be paid within five days after the confirmation email is sent.
  • If the deposit is not received within 10 days, the reservation will be automatically cancelled.
  • The remaining balance is payable upon arrival.
2. Rates & Payments

  • All rates are per room, per night, and include taxes and fees unless otherwise stated.
  • The outstanding balance must be paid at check-in, in cash or by any other acceptable payment method.
  • Electricity usage beyond normal levels will be charged separately at THB 7 per unit.
    (This typically only applies when the air-conditioning is used for many hours each day.)
3. Check-in / Check-out

  • Check-in: from 2:00 PM
  • Check-out: until 11:00 AM
  • We are flexible: early check-in and late check-out are usually possible, subject to prior request and availability.
4. Cancellations & No-Show

  • Up to 14 days before arrival: free cancellation.
  • From 13 days before arrival or in case of no-show: the deposit will be retained. No further charges apply.
  • In cases of force majeure (e.g., natural disasters, pandemics), deposits may be refunded where possible.
  • For unforeseen personal circumstances (e.g., illness, accident), we recommend that guests use their travel insurance to cover any losses.
5. Booking Changes

  • Changes to your reservation are subject to availability and require written confirmation from the guesthouse.
6. House Rules

  • Please respect other guests and our team at all times.
  • Smoking is permitted only in designated outdoor areas.
7. Cleaning

  • Rooms are cleaned every three days, or more frequently if required.
  • Towels are provided with each cleaning or upon request.
  • Bed linen is changed every nine days, or earlier upon request.
8. Liability

  • The guesthouse is not liable for the loss of or damage to valuables. Please note that no in-room safes are currently available.
  • Guests are fully responsible for any damage caused to furniture, equipment, or property during their stay.
9. Force Majeure

  • In the event of circumstances beyond our control (e.g., natural disasters, pandemics, power outages) that prevent us from fulfilling the booking, we reserve the right to:
  • Cancel reservations, and
  • Refund payments already made, where possible.
